Natural exposure and color correction, straightening and cropping for a clearer presentation. Ordinary enhancements preserve the property’s actual condition, room geometry and permanent features.
Show the room’s potential
Separately labeled concepts can illustrate requested fresh paint, cosmetic cleanup or modest improvements. They show proposed work, not the property’s current condition.
Help buyers understand the space
Optional virtual furniture and styling can show how an existing room could be used. Concept images are delivered separately from ordinary photo enhancements.

A photo is one supplied camera view. A concept is one requested variation of a supplied view. Extra views, alternative designs and major changes require a separate quote.

Is this for Realtors or owners selling their own homes?
Both are welcome. I can help Realtors prepare a client’s listing and help For Sale By Owner sellers improve their own photos, descriptions and presentation.
Can you help write or edit my listing description?
Yes. Send your current description or the property facts and features you want included. I can write or revise the copy using details you confirm. Description work is quoted separately from the photo packages unless we agree otherwise.
Can you work with phone pictures?
Yes, if the original file has enough usable detail. Send the highest resolution original you have. I review suitability before confirming the work and explain any limits.
Do I need new photos taken?
Often, the photos you have are a useful starting point. Some images need to be retaken because of missing detail, blur or an unsuitable angle. I cannot recover detail that was never captured.
Can you show what fresh paint or a little work could look like?
Yes. Requested paint, cosmetic cleanup and repaired finishes are proposed condition concepts, supplied separately and labeled as digitally altered illustrations. They do not show completed work.
Do you offer virtual staging?
Yes, as an optional concept showing furniture or styling in an existing space. Clients should confirm their listing platform’s requirements before publishing altered images. A disclosure does not make every alteration suitable for a listing.
What is included in a revision?
One consolidated round of adjustments within the original brief. New views, alternative concepts or a change in direction require a separate quote.
How quickly can I receive the work?
